Position Summary

As we continue to grow, we are seeking a Head of Asset Management to oversee and manage our diverse real estate portfolio. This leadership position offers an exciting opportunity to shape the strategic direction of our assets and drive significant value for our stakeholders.

The Head of Asset Management will be responsible for leading the strategy, operations, and performance of the company’s entire portfolio of real estate assets, including multi-family, office, industrial, and retail properties. This senior role requires a strategic leader who is not only familiar with all major asset classes but also brings a results-driven approach to managing, optimizing, and expanding the value of our assets. The ideal candidate will have a proven track record in asset management, with deep expertise in creating value across a diverse range of real estate sectors. They will work closely with internal teams, external partners, and senior leadership to drive operational excellence and financial performance.

*Please note, this position will require some light travel between our offices in Omaha, Dallas and Atlanta as part of the role and depending on base location.

Key Responsibilities

Portfolio Strategy & Management

  • Develop and execute the overall asset management strategy for the company’s diverse real estate portfolio, which includes multi-family, office, and other commercial properties.
  • Identify and capitalize on market trends, potential acquisition opportunities, and value creation strategies to maximize portfolio performance.
  • Oversee the ongoing performance of assets, ensuring they meet or exceed financial targets and return on investment goals.

Operational Oversight

  • Lead day-to-day asset management activities across all asset types, ensuring efficient operations and high-quality tenant relations.
  • Work closely with property management teams to implement operational improvements and cost-saving initiatives.
  • Drive leasing strategies and work with leasing teams to ensure optimal occupancy levels and rental rates across the portfolio.
  • Oversee capital improvements, renovation projects, and value-add strategies to enhance asset value.

Financial Management & Reporting

  • Prepare and review regular financial reports, including performance analysis, forecasts, and budgeting for all assets.
  • Manage annual business plans and ensure assets are positioned to meet or exceed projected returns.
  • Work with the finance team to ensure financial reporting is accurate and in line with company standards.

Team Leadership & Development

  • Lead and mentor a team of asset managers, providing guidance and support to ensure team members develop professionally and achieve performance objectives.
  • Foster a collaborative and results-oriented culture across the asset management team.

Investor Relations & Stakeholder Communication

  • Communicate with senior leadership, investors, and other key stakeholders regarding portfolio performance, key initiatives, and market trends.
  • Prepare presentations and reports for investor updates and board meetings.

Risk Management & Compliance

  • Assess and mitigate risks associated with asset performance, market shifts, and operational challenges.
  • Ensure compliance with all relevant regulations, codes, and laws, including environmental and safety standards.

Acquisitions & Dispositions

  • Assist the Investment platform with the evaluation of potential acquisitions and dispositions, providing strategic input on deals and ensuring assets align with company goals.
  • Assist with the due diligence process, ensuring proper analysis and integration of new assets into the portfolio.

Qualification Requirements

  • This role must be based in Omaha, Atlanta, or Dallas.
  • A minimum of 10+ years of experience in asset management, real estate investments, or a related field, with a proven track record of managing diverse portfolios, including multi-family, office, industrial, and retail properties.
  • Prior experience leading teams and managing senior-level relationships with internal and external stakeholders.
  • Expertise in property operations, capital projects, leasing, and financial management.
  • Bachelor's degree in Real Estate, Finance, Business Administration, or a related field; MBA or other advanced degrees preferred.
  • Strong financial acumen with the ability to interpret and manage complex financial reports, budgets, and investment strategies.
  • Excellent leadership, communication, and interpersonal skills.
  • Deep understanding of various commercial real estate asset classes and their specific challenges and opportunities.
  • Proven ability to work with multidisciplinary teams, including property managers, leasing agents, and financial analysts.
  • Strong negotiation and problem-solving skills.
  • CPM (Certified Property Manager), CCIM (Certified Commercial Investment Member), or other relevant real estate certifications would be a plus.
